All channels charge commissions and we suggest you uplift your rates to cover those respective commissions.

Airbnb:

Go to Settings > Channel Manager > Airbnb. The first box you will see is the Price Multiplier setting. Make sure you start your multiplier with the * symbol, followed by the multiplication required. For example, to uplift by 18% on Airbnb, you would enter *1.18.

VRBO/Stayz/HomeAway:

Go to Settings > Channel Manager > VRBO / Homeaway XML. In the second section you will see a 'Price Multiplier' setting. Use the same process of entering a multiplier using the * symbol.  For example: *1.15.

Booking.com:

Go to Settings > Channel Manager > Booking.com. The second box you will see is the "Multiplier" setting. Make sure you start your multiplier with the * symbol, followed by the multiplication required. For example, to uplift by 15% on booking.com, you would enter *1.15.

Booking.com charges different commissions for properties in different locations, so we suggest you confirm the commissions you will be charged before setting this uplift rate.

How to calculate your required uplift?

If you are looking to cover the entire commission fee charged by a booking channel, you need to ensure your uplift is a higher percentage than the fee charged by the booking channel.

For example, your booking channel is charging a 10% commission. If you uplift your rate by 10% on a $100 nightly rate, this will increase the rate to $110.  When you calculate 10% of $110 it equals $11. Meaning the net rate received is $99,  $1 less than the original rate before the uplift.

If you uplift your rate by 11.2% on a $100 nightly rate, the rate becomes $112.  10% of $112 is 11.2 meaning the net rate received is $100.80  - greater than the original rate before the uplift.

Consider if the commission being charged is including or excluding GST.

Example - Airbnb Australia (15% excluding GST = 16.5% commission)
$100 nightly rate  *1.2 = $120.   $120 / %16.5 = $19.80 commission.  ($100.20 net amount received).

So in this instance we'd suggest a 20% uplift to the rate.   You could do 19.9% uplift however this will cause your rates to display as $119.90 instead of perhaps a more even $120 per night.
