All content gets pushed to VRBO from Felix.


There are a number of areas where this information comes from.


The quickest way to check what information is being pushed and where that information comes from in the system is by going to the Channel Manager > VRBO ? Homeaway XML > View Content page.


The first column is the name of the setting, the second column column contains a link to where that setting is pushed from and the third column shows the content currently being pushed to VRBO for that setting.


A summary of the sources of information sent to VRBO is below:


Price Multiplier:


This is set on the Channel Manager > VRBO / Homeaway XML page. The multiplier needs to be set after an asterisk. To increase rates by 3.3% (our suggestion), you need to enter *1.033 into the Price Multiplier box.


Owner Profile:


You can set the Owner Listing Story, Unique Benefits, Why Purchased and Year Purchased information on the Channel Manager > VRBO / Homeaway XML > Specific Property Content page.


Name, Pricing & Policies:


These settings can all be found on the Channel Manager > VRBO / Homeaway XML > Specific Room Content page.


In the pricing section, you can set standard occupancy and extra guest charges and length of stay discounts.


You can choose your cancellation policy in the Policies section.


Descriptions & House Rules:


These settings are found on the Channel Manager > Property Content page.


The Property Information section at the top controls check-in/out times and house rules, as well as any directions for the property, eg. 'The property is an hour's drive from Perth'.


The Property Description below is where you want to highlight the attributes of your property.


Headline Text: A short sentence highlighting the best features of the property, eg. 'Spacious 3BR Villa with Uninterrupted Ocean Views'


Property Description Text: Our suggestion is that this should be the same as the wording of the listing on your website. We would suggest at least that it should be a combination of the 'Space' and 'Neighbourhood' descriptions on your Airbnb listing. For my properties, I have the Airbnb summary, followed by 5 short dot points which I consider the best features of the property, followed by the Space and Neighbourhood paragraphs. This section can also include the Notes section from your Airbnb settings.


Cleaning Fees, Security Deposit:


These settings are pushed out to VRBO from the Channel Manager > Property Content > Room Content page.


However, any fees set here will be uplifted according to your price multiplier.


To stop this happening, you can set fees in the custom section of the Settings > Channel Manager > VRBO / Homeaway XML > Specific Room Content page, right near the bottom in the Custom section.


To avoid the security deposit being uplifted from $500 by the stated price multiplier, you would enter 'SECURITYDEPOSIT 500' in the custom box. That would then make sure that, regardless of the price multiplier, the guest will be charged a $500 security deposit. The cleaning fee can be set by 'CLEANINGFEE 185'.


Please note, because you are processing payments for VRBO bookings, you need to charge a booking fee to cover your Stripe fees. We automatically set this as 'ADMINFEEPERCENT 3.3' so that all bookings will have a 3.3% admin fee.

Prices and Minimum Stays:


Base prices (before being uplifted) and minimum stay settings come from PriceLabs. If you want to change these, you need to do this from within PriceLabs.
