All properties on the XML Airbnb integration need to be on instant book. This guarantees a much higher visibility than using iCals and is a must for securing as many Airbnb bookings as possible and is highly recommended by us at Felix.


However, in the Felix PMS you can set a last minute timeframe when you won't accept instant bookings, but instead guests will have to submit a booking request. This can be set to anything up to a week in the Airbnb Specific Content page under the Pricing Section and in the 'Advance Notice (hours)' box.


You will also receive Airbnb Request bookings when a guest sends you a question prior to booking, or if they choose to send a booking request instead of booking instantly.


If the guest has submitted a booking request, then in order to accept it, you need to go to your Airbnb inbox and accept the booking.


Once a booking is confirmed in Airbnb, it will update to a confirmed booking in the Felix PMS automatically.


If a guest submits an inquiry only, you can respond to that inquiry from the Felix PMS in the 'Messages' tab of the booking. We can also set up an inbox dashboard as one of your 4 dashboard options just for answering Airbnb inquiries.


Please note, if a guest submits a booking request, this will not block the availability of that property for those dates (though we can change this setting at your request). If a booking comes in for those dates after the booking request was submitted, but before you accept the booking, the request will still be able to be accepted in Airbnb, but doing so will create a double booking.
